Preventative Maintenance Tips For Garage Door Owners

Your garage door typically does not receive much thought. It opens, closes and loos nice but what if it stop’s working? All of a sudden your daily routine is interrupted and your garage door has your full attention. Very few things can be as frustrating as a garage door that does not function properly.

Dozens of Middle Tennessee residents are injured each year by garage doors, so we list some maintenance tips for your garage door to keep everything operating safe and smoothly.

A routine (semi-annual) review of your garage door is the best way to ensure the longest life from your door. Due to extensive wear garage doors can stick, lock or even fall causing serious damage and or injury. Accidents can also occur when performing routine garage door maintenance.

Things To Keep In Mind When Performing Garage Door Maintenance

    1. Unplug your garage door opener and put away any controls so your door cannot be activated.

Always clamp just below your rollers to prevent the garage door from falling.

  1. Use a clamp or locking pliers just below your rollers so that it does not drop on you.

  2. If you need to remove lift cables ensure that all tension is removed from the door springs as these metal parts can go flying.

  3. DO NOT EVER MESS WITH A TORSION SPRING. Leave it to a professional who has the proper experience and tools. These springs have an extreme amount of energy built up in the coil and can be deadly.

Garage Door Hardware Check

Do a quick visual inspection of the whole garage door and then the hardware.

Look for damage to the garage door itself and call a professional if you see major damage. Check for rust or breakage in your tracks, springs, hinges, fasteners, cables and roller wheels.

If you find significant damage and are not comfortable with overhead garage door maintenance, contact us here at Tri-County Garage Door and we can get you quickly fixed up.

Garage Door Lift Cables

Lift cables are located on the bottom roller brackets and will wear over time. The bottom is the part most often exposed to moisture and this should be checked and any dirt or buildup removed. a soft bristle brush such as a toothbrush works well for cleaning this part of the garage door lift cable. If the cable itself looks worn you will want to call a Brentwood Garage Door company because the lift cable is also under extreme tension.

Garage Door Rollers

Alot o garage door manufacturers use nylon rollers that deteriorate over time. You should routinely check them for chips and cracks. If your garage door has steel rollers, examine the bearings and see if there is a tilt to the wheel that can create uneven wear. Most hardware stores have replacements that come with simple instructions.

Be sure not to remove the bottom roller bracket because the attached cable is under tension and can cause serious injury.

Garage Door Nuts and Bolts

The natural movement of your garage door will cause nuts and bolts on your roller tracks to shift and loosen. Check and tighten the nuts on the roller brackets as well as any bolts that connect the brackets to the rail itself.

Garage Door Tracks

Check the garage door tracks for bends, cracks, breaks or any other damage. If you see an area that looks damaged or worn we recommend you call a professional garage door repair company.

If nothing looks damaged check and make sure the tracks are plumb. You will need a level to make sure the brackets are properly level. If not, unscrew the track support ever so slightly and move the track to the left or right.

Brentwood Overhead Garage Door Lubrication

Grinding metal can lead to major failure of your garage door. Lubricant, particularly lithium grease, is a top preventative maintenance tip.

Locate the garage door opener screw or chain. Spray this part with lithium grease for smooth operation. We suggest you do this at least once a year.

Overhead torsion springs and extension springs located above roller racks should also be cleaned well. Use a cleaner or lubricant on them twice a year. It is ok to leave excess on these parts as it will help your springs to last longer.

Keep Out Moisture

In Middle Tennessee we have a great deal of humidity and moisture. Be sure and check your weather seal on the bottom of your garage door on a regular basis. Look for any brittleness and make a garage door weather seal replacement when needed.
